Why invest in Spain
Spain’s Costa del Sol and Costa Blanca remain two of Europe’s most established property investment corridors. In 2025, the market posted 12.7% national price growth, with Costa Blanca recording 14.8% year-on-year increases and luxury properties on the Costa del Sol achieving gross yields of 6–9%.
The UK remains Spain’s largest source of foreign buyers, with nearly 8,000 properties purchased in 2024 — 8.5% of all foreign transactions. Despite post-Brexit restrictions limiting stays to 90 days without a visa, British buyers continue to dominate because Spain’s combination of climate, infrastructure, and value per square metre is virtually unmatched in Southern Europe.
Spain’s Golden Visa programme closed to new applications in April 2025, but this has had minimal market impact — Golden Visa transactions accounted for well under 1% of total sales. The Non-Lucrative Visa remains available for those wanting to reside in Spain, requiring proof of financial means without the right to work.
Forecasters model a normalisation of growth to around 5–6% in 2026 — a return to sustainable levels rather than a correction. With second-hand property in Málaga province reaching record highs of approximately €3,842/m² and the Costa Blanca attracting over 40% foreign buyers (the highest proportion in Spain), the fundamentals remain strong.
